By using FairLot, you agree to these terms. The key rules: don't submit fake data, don't scrape the site, and don't try to reverse engineer the database. The paid tiers include all the park-level data; individual submissions stay private.

1. What is FairLot
FairLot is a database of mobile home park lot rents, currently covering Vermont and Nevada. We collect lot rent data from multiple sources: state regulatory filings, direct park outreach, and voluntary submissions from residents. We publish aggregated, park-level data for use by residents checking their rent and investors researching acquisitions.
FairLot operates at fairlot.org. The service has two main parts: a free resident tool that lets anyone look up or submit lot rent for their park, and a paid investor dashboard that provides full access to the database with search, filtering, and detailed park data.
These terms apply to all use of FairLot, including the website, API, and any apps we build in the future. By using FairLot you agree to these terms. If you do not agree, do not use the service.
2. Account creation
We use Google Sign-In for all user accounts. By signing in with Google, you authorize us to receive your name and email address from Google. You do not create a separate password with FairLot.
You are responsible for maintaining access to the Google account you use to sign in. If you lose access to that Google account, contact us at [email protected] and we will help you recover your FairLot account if we can verify your identity.
You must be at least 13 years old to create an account. By creating an account you confirm that you meet this requirement.
3. Free tier vs. paid tiers
Free (Resident) tier
The resident tool is free and available to everyone. You can look up lot rent information for your park and submit your own lot rent. No account or payment is required. The resident tool shows aggregated park-level data and county comparisons. It does not provide full database access, owner contact information, or investor-grade search and filtering tools.
Founding Member plan ($33/month billed annually, or $49/month)
The Founding Member plan provides full access to all states in the database, including park-level lot rent data with source documentation and confidence levels, owner and contact information, search and filter tools, full rent history, CSV export, and API access. Founding members lock in their rate permanently. A Google account is required.
We may change plan pricing or features in the future. Existing subscribers will receive at least 30 days notice before any price increase takes effect for their account.
4. Acceptable use
You agree not to use FairLot to:
- Submit fake data. Do not submit lot rent amounts that you know to be false, for parks you do not live at, or at rates you have fabricated. Fake submissions corrupt the database and harm residents and investors who rely on accurate data.
- Scrape the site or API. You may not use automated scripts, bots, or crawlers to download bulk data from FairLot without our written permission. This applies to the website, API endpoints, and any other FairLot services. If you need bulk data, contact us about the API.
- Reverse engineer the database or application. You may not attempt to reconstruct our underlying dataset, decompile our software, or extract the full database by any means other than the features we explicitly provide (such as the authorized API).
- Sell or redistribute our data without permission. Data accessed through a paid plan is licensed for your own use only. You may not resell, sublicense, or publicly redistribute the data without a separate written agreement with us.
- Impersonate others. Do not create accounts on behalf of other people without their permission.
- Interfere with the service. Do not attempt to overload our servers, exploit security vulnerabilities, or disrupt access for other users.
Violation of these rules may result in immediate account suspension. We reserve the right to pursue legal remedies for violations that cause material harm.
5. Data accuracy disclaimer
Lot rent data on FairLot is collected via regulatory filings, verified surveys, and resident submissions. It may not be current, complete, or accurate for every park. Do not make financial or legal decisions based solely on our data.
We make every effort to provide accurate, up-to-date lot rent data. We show confidence levels (High, Medium, Low) on each data point so you understand how reliable it is. However:
- Lot rents change when parks raise rates, and our data may lag behind actual current rates.
- Resident submissions are unverified self-reports, which we cross-reference but cannot fully validate.
- Not all parks have data yet. A park showing no lot rent does not mean it has low rent; it means we have not collected a data point for it yet.
FairLot is provided as a research and reference tool. We are not a licensed real estate information service, appraisal service, or legal advisor. If you are making an investment decision, we recommend independently verifying lot rents directly with park management and conducting your own due diligence.
We provide the service "as is" and make no warranties about the accuracy, completeness, or timeliness of the data.
6. Payment terms
Paid subscriptions are billed monthly or annually, depending on the plan you choose. All payments are processed by Stripe. By subscribing, you also agree to Stripe's Terms of Service.
Subscriptions renew automatically at the end of each billing period. You can cancel at any time from your account settings or by emailing us. If you cancel, your access continues until the end of the current billing period. We do not provide pro-rated refunds for unused time in a billing period, except where required by law.
If a payment fails, we will retry the charge and notify you by email. If payment cannot be collected after reasonable attempts, we may suspend your access until payment is resolved.
Prices are listed in US dollars and do not include any taxes you may owe. If applicable taxes are required, Stripe will calculate and add them at checkout.
7. Intellectual property
Our database
The FairLot database, including the compiled and structured lot rent dataset, search tools, park records, and aggregated statistics, is our intellectual property. It represents significant investment in collection, verification, and curation. Authorized access through a paid plan gives you a license to use the data for your own research and investment purposes. It does not transfer ownership of the data to you.
Your submissions
When you submit a lot rent through the resident tool, the individual submission remains your data. You are not selling us that information; you are contributing it to a shared dataset. By submitting, you grant us a perpetual, royalty-free license to use, store, and incorporate your submission into the aggregated database. We will never publish your submission tied to your name or personal information.
Data exports and watermarks
Exported data (CSV files and API responses) contains digital watermarks for security purposes, including the exporting user's email address and export timestamp. These watermarks help us identify the source of unauthorized redistribution. By exporting data, you acknowledge and accept the presence of these watermarks.
Our software and content
The FairLot website, application code, design, and content (other than data from public sources) are our property. You may not copy, adapt, or redistribute them without our permission.
8. Limitation of liability
To the maximum extent permitted by applicable law, FairLot is not liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, loss of revenue, or loss of data, arising from your use of the service.
Our total liability to you for any claim arising out of or relating to these terms or the service is limited to the amount you paid us in the 12 months before the claim arose. If you are a free user, our total liability is $0.
Some jurisdictions do not allow limitations on implied warranties or exclusions of certain damages. If you are in one of those jurisdictions, these limitations apply to you only to the extent permitted by law.
9. Termination
You may stop using FairLot at any time. To delete your account, email [email protected].
We may suspend or terminate your account if:
- You violate the acceptable use rules in Section 4
- We have reason to believe you are submitting fraudulent or fabricated data
- Your payment fails and cannot be resolved
- We are required to do so by law or court order
If we suspend your account for abuse, we will notify you by email with the reason. If you believe the suspension was in error, email us and we will review it.
If we decide to shut down FairLot entirely, we will give subscribers at least 30 days notice and provide pro-rated refunds for unused subscription time.
10. Governing law
These terms are governed by the laws of the State of North Carolina, without regard to its conflict of law provisions. Any disputes arising from these terms or your use of FairLot will be resolved in the state or federal courts located in North Carolina, and you consent to personal jurisdiction there.
If any provision of these terms is found to be unenforceable, the rest of the terms remain in effect.
