The lot rent data gap
There are 44,000+ mobile home parks in the US. Until now, there was no way to look up what any of them charge for lot rent.
Parks don't publish their rates. There's no MLS equivalent for manufactured housing communities. The only alternative is a PDF-only comp service owned by one of the largest park operators in the country.
Residents have no way to know if their rent is fair. Investors waste hours calling parks for comps. And the only existing data source is owned by an industry incumbent.
FairLot changes that.
Parks don't publish rates
Lot rents are set internally and rarely disclosed publicly. Residents find out at move-in or at renewal.
No MLS for manufactured housing
Every other real estate asset class has shared market data. MHPs are the last opaque segment.
Existing data has a conflict of interest
The dominant comp provider is PDF-only and owned by one of the largest park operators in the US.
FairLot: independent & structured
Searchable, current data. Not owned by any park operator. Built for transparency.

How accurate is the data?
Each data point is cross-referenced across multiple sources when possible. We show a confidence level (High / Medium / Low) on every rent figure so you know exactly how much to rely on it.
Is my data safe as a resident?
Yes. We only publish aggregated, park-level data. We never share or sell individual lot rent submissions or any personally identifiable information.
What states do you cover?
We currently cover Vermont (91% rent coverage) and Nevada (77% rent coverage), with 600+ parks and 500+ verified rent data points. More states planned as we expand our data collection.
Who built FairLot?
FairLot was built by John Sell, a software engineer and real estate investor who believes lot rent data should be transparent and accessible. No ownership ties to any park operator, management company, or industry group.
